COMMUNITY GUIDELINES

1. Respect for Others
Noise: Please be considerate of your neighbors and keep noise down between 10 PM and 8 AM.
Common Areas: Clean up after yourself in shared spaces like lobbies, laundry rooms, and recreational areas.
2. Property Maintenance
Repairs and Maintenance: If something breaks in your apartment, report it to the property management and submit a work order. Don’t try to fix it yourself. We’re here to help!
Trash and Recycling: Put trash and recyclables in the designated bins. Follow local recycling guidelines to help keep the community clean and green.
Cleaning List and Kits: Use the included Apartment Cleaning Checklist in this binder to ensure you keep your apartment in good condition.
Inspections: Inspections will take place throughout the year and will be announced in advance
3. Safety and Security
Locks and Security: Always lock your doors and windows when leaving your apartment. Do not let unknown people into the building.
Emergency Procedures: In an emergency, call 911 first. When you are safe tell property management and your Family Support Coach. Know the nearest exits and practice an evacuation plan.
4. Use of Property
Alterations: Get written approval from property management before making changes to your apartment. No changes are allowed without permission.
No Pets: Only documented service animals are allowed. Follow Snohomish County rules for vaccinations and health. Documentation must be sent to property management before moving in.
Life & Safety Devices: Do not change or remove smoke detectors, carbon monoxide detectors, or sprinkler heads. This is required by your lease.
5. Lease Terms
Rent Payments: Pay your rent on time. Your lease will tell you how much to pay and when. Late payments may come with extra fees. Your rent could change if your income goes up.
Lease Compliance: Follow all the rules in your lease, including those about adding people to your apartment. Inform property management if you want another person to move in with you. They must be added to your lease.
6. Community Participation
Events: Join in community events and meetings when you can. Your involvement helps build a stronger community!
Feedback: Share any concerns with property management and your Family Support Coach. We value your feedback and want to improve the community.
7. Legal and Ethical Conduct
Illegal Activities: No illegal activities are allowed on property. Authorities will be called for any incidents.
Discrimination and Harassment: Everyone has the right to live free from discrimination or harassment. Report incidents to property management.
8. Moving Out
Notice: You must give written notice to property management before moving out. See your lease for details.
Condition: Leave your apartment in good shape. Make sure it is clean, and all your belongings are removed.
9. Guests
Responsibility: You are responsible for your guests while they are here. This includes any damage or illegal activity. Check your lease for details.
Allowable Areas: Guests can visit your apartment but are not allowed in shared areas or laundry facilities.
10. No Smoking or Vaping
Allowable Areas: Smoking and/or vaping are prohibited in any building in our housing communities. Smoking and vaping should only be
practiced in a designated smoking area. The use of marijuana is expressly prohibited on all our properties.
